“What’s the cost per square foot?” is the very first question almost every client asks — and it’s also the hardest to answer honestly, because construction costs in Pakistan move constantly with steel and cement prices, and vary significantly by city and specification level. Here’s a realistic breakdown based on current market rates and our own project data.

Grey Structure Cost Per Square Foot

For a standard residential grey structure (RCC frame, brick masonry, standard steel ratios), typical costs currently range between:

  • Economy grade: lower-cost steel and cement brands, reduced steel ratio — suitable for budget-conscious builds
  • Standard grade: branded cement, standard steel ratio per structural drawing — what we recommend for most residential projects
  • Premium grade: higher steel ratios for additional floors in the future, premium cement and waterproofing admixtures

The single biggest swing factor is steel — since steel bar prices are tied to international scrap and billet rates, they can shift 10–20% within a few months, which is exactly why we recommend the contingency buffer discussed in our home construction planning guide.

Finishing Cost Per Square Foot

Finishing costs vary even more widely than structure costs, because this is where material choices — tile brand, sanitary fittings, kitchen cabinetry, paint quality, door and window hardware — make the biggest difference. A basic finish and a premium/imported-fixtures finish on the exact same house can differ by more than double.

What Actually Moves Your Total Cost

  • City and site accessibility: transporting material to sites with narrow access or in areas farther from major supply markets adds to cost.
  • Soil condition: weak or waterlogged soil requiring deeper or reinforced foundations adds significantly to the structural budget.
  • Number of floors: foundation and column sizing must account for future floors even if you’re not building them immediately — deciding this upfront avoids expensive structural retrofits later.
  • Design complexity: curved walls, large cantilevers, double-height spaces, and extensive glazing all add cost beyond a simple rectangular floor plan.
  • Timeline pressure: rushed schedules that require overtime labor or expedited material procurement typically cost more than a realistically paced project.
